Structure Studio is an Independent valuer with no affiliation to any real estate or development agency. As an independent professional, the firm has been appointed as valuation experts for both the Lands Authority and the Law Courts of Malta on several occasions. Over the years, we’ve created an in-house database of property valuations that is continuously updated, thus offering an honest reflection of market conditions and comparable property prices.  Also, we have attended an valuation accreditation course organized by the Kamra tal-Periti.

We understand that every property is unique and that it’s impossible to apply a ‘standard method’ when undertaking a valuation. Instead, we combine various methodologies based on local and international best practices, valuation of the current market situation, and analysis of existing data. This allows us to provide a true and accurate value that reflects the current state of the Maltese property market.

After consulting with the client to understand their main intent and purpose behind seeking a valuation, as well as understanding the property and any applicable constraints, we work to define a valuation method that works. This is backed by calculations and evidence that support the final value arrived at.

The most common methodologies we adopt include; the Comparative, Investment, and Residual methods. Where applicable the valuation is tackled with a combination of different methodologies after which a price comparison is made.

When is property valuation required?

Mortgages/Loans

  • This method involves the detailed analysis of the scheme designs of potential development and forecasted estate value and detailed breakdown of expenses resulting in a value after taking into account a profit margin.

Causa Mortis

  • This includes a certificate for the heirs stating the true value of each property after making the diligent study and apportionment thereof which is being transferred to them.

Land registry documents

  • This exercise normally includes the requirement of a detailed survey, any obligations/servitudes, and common area to be able to mark them on the document provided.
